Planning the Basement Renovation

The goal was to make our client’s new basement feel like a properly designed extension of their home. The nature of this project made it a little more complex; because we had to create an entirely new layout, we had to consider several factors, including the integration of several custom-built elements. The framing, lighting, HVAC, fireplace, outlets, and cabinetry layouts had to be planned together before construction could move forward.

This meant working around the existing ductwork and ceiling conditions while finding the right placement for the fireplace, lighting, cabinetry, and storage. Our planners were hard at work, figuring out how to make each detail fit the layout without making the basement feel crowded or disjointed.

Demolition, Framing, and Insulation

The project began with removing the existing finishes so the basement could be rebuilt according to the approved layout. We then installed a combination of wood and metal framing, along with a moisture barrier, on the exterior walls.

R20 insulation was added to the exterior walls, while Rockwool Safe & Sound was used in selected walls and ceilings. Mould-resistant drywall, green board, DensShield, and a full waterproofing system were used in the appropriate areas to ensure proper sealing and long-term protection of the construction materials and new living space. 

Custom Bathroom Construction

The renovation also included the construction of two 3-piece bathrooms. Each bathroom features a single vanity, a shower, and modern plumbing fixtures, but the showers differ. One bathroom has a tub shower, and the other has a freestanding shower. The installation for both included membrane waterproofing, but the latter included a tiled niche and a linear drain.

The two bathrooms offer functional options for the household and ensure a uniform appearance across the basement. Precise waterproofing and tile work contribute to creating long-lasting, everyday spaces.

Finished Laundry Room

The laundry room has been designed as an elegant and well-organized area within the basement, going beyond a simple utility space. It now includes tiled flooring, a backsplash, a laundry sink, quartz countertops, custom cabinetry, and integrated lighting. 

This room required extensive customization and careful integration. The custom laundry cabinet offers ample storage for laundry products and cleaning supplies and features painted HDF cabinetry, quartz countertops from the Moose Collection, custom CNC cabinet doors, and selected glass inserts.

Fireplace and Entertainment Unit

The main living area features a Napoleon linear fireplace and a custom-designed entertainment unit. The fireplace’s sleek linear design complements the modern look intended for the basement.

The entertainment unit includes glass shelving, built-in lighting, and ventilated cabinets for media devices. Before the walls were closed, all elements—fireplace, cabinetry, TV placement, electrical outlets, and lighting—were carefully coordinated. This planning resulted in a seamless wall finish with a clean, finished appearance. 

Custom Under-Stair Storage

Rather than neglecting the space as unused, the client aimed to transform the area under the staircase into a functional storage space. We designed a bespoke unit with mirror doors, CNC detailing, and creatively arranged compartments. Each part was carefully measured and customized to fit the different heights and depths under the stairs. This custom unit offered the client an organized, discreet solution for storing leftover household items and keepsakes.

Electrical, Lighting, and HVAC Work

The basement was fitted with a complete electrical system, including 31 potlights. These fixtures have adjustable colour temperature options, enabling homeowners to set the perfect ambiance for daily activities, family events, or movie nights. The setup includes ten dimmer switches alongside standard switches, GFCI outlets, and decorative outlets. Extra lighting is also built into the laundry cabinets and entertainment unit.

Along with aesthetic and practical storage needs, the HVAC system needed duct modifications and detailed planning to fit the new ceiling layout. Coordinating these systems was a top priority for the project. Properly integrating HVAC adjustments and ductwork enhances the basement’s cohesion and ensures comfort across the whole space. 

Flooring, Staircase, and Finishes

A key finishing touch included installing approximately 680 square feet of flooring in the main basement. The staircase was made from oak with a veneer finish, featuring a 12-millimeter glass railing mounted using a peg system. This blend of oak and glass effectively connected the basement to the finished areas across the home. 

Additionally, five solid-core shaker doors were installed, including pocket doors in spaces where swinging doors would be too bulky. The renovated areas also featured paint-grade MDF trim and baseboards. New full-frame windows with Low-E argon glass were added, selecting egress or non-egress models according to each room’s requirements.

Protecting the Home During Construction

Since the renovation occurred in an occupied detached residence, protective coverings were placed over floors and surfaces prior to demolition. Dust barriers and air-control measures were in place to minimize construction dust outside the work zone. The site was cleaned daily, followed by a professional final cleaning upon completion. Additionally, duct cleaning and filter replacement were carried out as necessary after construction.
